A smart home that works without the internet.
Cozy Concepts sets up smart homes around Kansas City that run on a small box in your house, not on a company's servers. Lights, locks and routines keep working when the internet goes down, and nothing monthly is required: no camera fees, no alarm contract.
What keeps working when the internet doesn't.
Your routines run on Home Assistant, on a box in your closet. We pick devices that talk to it directly, over Zigbee, Thread, Z-Wave or Lutron's own radio, so a switch flips the light whether or not the internet is up.
A few things do need the internet: alerts to your phone when you're away, voice assistants like Alexa, AI apps, and devices that only work through their maker's app. We'll tell you which ones you have, and they pick up again when the internet is back.
- Light switches, dimmers and remotes
- Motion sensors and the routines they run
- Door locks and codes
- Cameras recording to a box in your house
When a company calls it quits.
Insteon's servers went dark in 2022, early Nest thermostats lost their app in 2025, and Wemo's cloud shut down in 2026. Devices that depend on a company's servers stop working when the company stops paying for them. Gear that runs locally doesn't have that problem.

Most of what smart homes charge for every month can run in your house instead. Cameras record to a recorder in a closet, the alarm is run by the house instead of a contract, and your music services stay your own.
Want a second internet line that takes over when the first drops? A UniFi gateway switches between them on its own: about $950 set up, plus the second line, billed by that provider.
- Cameras with no per-camera fee
- An alarm with no contract: the house alerts your phone (there's no monitoring center)
- Home Assistant's own cloud service is optional, for reaching the house from away
That's Home Assistant set up on a Home Assistant Green ($199) with its radios, the devices you already own connected, your routines and app, and a month of fine-tuning. New local devices are extra, at what they cost plus 20% for ordering, returns and warranty claims. Our time is $200 an hour.
Our three example homes come to about $7,000, $20,000 and $40,000. See them line by line.
Good questions.
Does a smart home work without the internet?
Ours do, inside the house. Lights, switches, locks, sensors and routines run on a box in your home. Phone alerts away from home, voice assistants and AI apps wait until the internet is back.
Can I still control it from away?
Yes, whenever the internet is up, through the Home Assistant app. Home Assistant's own cloud service makes that easy; it's optional.
Is there a monthly fee?
Nothing monthly is required. You pay for the setup once. Our support plans (from $59 a month) are optional and month to month.
Do I have to replace my current devices?
Not usually. We connect what you have and tell you which devices depend on their maker's servers, so you can decide whether to keep them.
Where do you work?
Around Kansas City on both sides of the state line, including Overland Park, Olathe and the rest of Johnson County, and Jackson County, Missouri.
