Smart water shutoff in Kansas City.
Cozy Concepts installs a Moen Flo smart shutoff valve on your home's main water line and connects it to Home Assistant. When water runs in a way it never does, like a burst hose, the valve shuts the water off and your phone gets an alert. A licensed plumber fits the valve; we set up the rest.
How it catches a leak.
The valve sits on the main line where water comes into the house, so it sees every faucet, toilet and hose at once. It learns how your house normally uses water. When it sees something that doesn't fit, like a burst washing machine hose running full blast, it closes the valve and tells you.
It matters: homes with a smart shutoff file 96% fewer water claims. LexisNexis study
- One valve on the main line covers the whole house
- Shuts the water off on a burst pipe or a hose that won't stop
- Close or open the water from your phone, from anywhere
Smarter with the rest of the house.
Connected to Home Assistant, the valve follows the house. When everyone leaves or you head out on vacation, it switches to Away mode on its own, so it shuts off faster. Alerts go to everyone in the family, not just whoever installed the app.
Already have a Moen Flo? We'll connect it.
- Away mode follows the house, so nobody has to remember
- Alerts to every phone in the family
- One app for the water, the lights and the locks
That's the Moen Flo valve for a ¾-inch main ($500), our 20% for ordering, returns and warranty claims, an hour of our time to connect it and set up the alerts, and a licensed plumber to fit it on the main, about $250 (an estimate, billed by them). It's added to a Home Assistant setup.
New to Home Assistant? Setting it up, with the devices you already own connected, is about $2,000 to $2,400. What a setup includes. A bigger main line needs a bigger valve and costs more. See example quotes.
Good questions.
Who installs the valve?
A licensed plumber we work with fits it on your main water line and bills you directly. We connect it to Home Assistant and set up the alerts and modes.
Do I need a monthly plan from Moen?
No. Nothing monthly is required. Moen sells an optional plan, but the valve shuts off and sends alerts without it.
What size is my main line?
Most homes around here have a ¾-inch or 1-inch main. We check at the free home visit. Our price is for ¾ inch; a bigger valve costs more.
Can I turn the water off myself?
Yes, from your phone, from anywhere, or by asking your house. Handy when you're leaving for a trip.
Where do you work?
Around Kansas City on both sides of the state line, including Overland Park, Olathe and the rest of Johnson County, and Jackson County, Missouri.
Let's keep the water where it belongs.
Tell us a little about your house. We'll set up a free home visit, check the main line, and send a written plan with a fixed price.
